How Arizona Hard Water Quietly Destroys Plumbing, and What Fails First
Water in the Phoenix metro is hard. Depending on your provider and the season it commonly sits well into the range most scales call very hard. That mineral load is mostly calcium and magnesium, and it does not stay dissolved.
Every time water is heated, sits still, or evaporates at a fitting, some of that mineral drops out and stays behind. Do that for ten years and you have scale packed into places it does not belong. The damage is slow, invisible, and it fails on a fairly predictable schedule.
Here is what fails, roughly in the order it tends to fail, and what you can actually do about it.
Water Heaters
The tank water heater is the first casualty in almost every hard water house. Scale precipitates fastest where water is hottest, so it accumulates on the bottom of the tank and buries the lower element or blankets the burner area.
- The heater works harder for the same hot water, so your gas or electric bill creeps up.
- Scale insulates the steel from the water, causing localized overheating and accelerated corrosion of the tank lining.
- The anode rod, a sacrificial piece of magnesium or aluminum meant to corrode instead of your tank, gets consumed faster in aggressive water.
Typical tank heaters carry six to twelve year warranties. In hard water without maintenance, plan on the short end of that. The failure mode matters: tanks rarely leak politely. When the lining gives up, the tank splits and dumps its full volume, then keeps refilling and dumping until somebody closes a valve.
What you can do: Flush the tank once a year. Shut off the gas or breaker, close the cold inlet, connect a hose to the drain valve, open a hot tap to break the vacuum, and drain it. If what comes out looks like wet sand, you found your problem. Check the anode rod every few years too. It is a cheap part and replacing it can add real years to the tank.
The one thing most people skip: put a drain pan under the heater with a line to somewhere useful, and know where the heater own shutoff is. A heater in a garage near a floor drain is a nuisance. The same heater in a hallway closet or on an attic platform, common in West Valley builds, is a whole-house event.
Angle Stops
The little chrome valves under sinks and behind toilets are angle stops, and they are the most under-appreciated failure point in the house. Most builder-grade stops are multi-turn valves with a rubber washer and a packing nut. They sit untouched for fifteen years while mineral builds up on the stem.
Then you go to shut one off to change a faucet, it will not budge, you put a wrench on it, and it either snaps or starts weeping from the packing nut. This is genuinely one of the most common ways homeowners create a flood.
What you can do: Exercise them. Once or twice a year, close and reopen every stop in the house. If one is seized or drips afterward, replace it. Quarter turn ball valve stops handle mineral far better than the old multi-turn compression type and are inexpensive. If you are hiring a plumber for anything else, having them swap the stops while they are already there is money well spent.
Braided Supply Lines
These are the flexible connectors running from the angle stop to the toilet, faucet or dishwasher. The stainless braid is a jacket. Inside it is a rubber or plastic tube, and at the ends are crimped fittings and, on many toilet connectors, a plastic coupling nut.
Failures cluster in two places. Plastic coupling nuts crack, usually because they were overtightened at install and then sat under stress for a decade. And the inner tube fails at the crimp where scale and constant pressure work on it.
Supply line failures are the classic overnight loss. A half inch line at normal residential pressure moves a startling volume of water, and if it lets go at 2 a.m. while you are asleep or the house is empty for a weekend, you are looking at saturated flooring, wet drywall wicking up baseboards and water under cabinets. It is the most common reason we get called out for emergency water extraction in homes that had nothing visibly wrong with them the day before.
What you can do: This is the single best cheap upgrade in the house. Look under every sink and behind every toilet. If you see a plastic nut, replace the line. If the braid is rust stained, bulged or kinked, replace it. If you have no idea how old it is and the house is more than ten years old, replace it. Buy lines with metal nuts, and hand tighten plus about a quarter turn with a wrench. Do not crank them.
Toilet Fill Valves and Flappers
The fill valve is a mechanical float and seal assembly sitting in still water full of dissolved minerals. Scale builds on the seal, the valve stops shutting off cleanly, and it either runs continuously into the overflow tube or it hammers.
A running toilet is usually just a water bill. Flappers are the more mundane one. Chlorinated water and mineral deposits degrade the rubber, and a leaking flapper wastes a lot of water silently. Put a few drops of food coloring in the tank and come back in twenty minutes. Color in the bowl means the flapper is leaking.
What you can do: Fill valves and flappers are both inexpensive parts and a straightforward homeowner job. In hard water, plan on a fill valve lasting around five years and a flapper less than that.
Why the Failures Cluster by Age
If you map out when things break, patterns emerge across most tract-built homes in Surprise, Peoria and the newer Surprise subdivisions:
- Years 5 to 8. Toilet flappers and fill valves, dishwasher and washing machine hoses, kitchen faucet cartridges. Cheap, low consequence.
- Years 8 to 15. Water heaters, braided supply lines, angle stops, shower valve cartridges, water softener resin if you have one. This is the expensive window and the one where an overnight loss is most likely.
- Years 15 and up. Hose bibbs, pressure regulators, and on older homes the supply piping itself. A failed pressure regulator letting street pressure through is a quiet killer, because everything downstream starts living above its design pressure.
The pattern holds because a whole house was plumbed on the same day with the same parts by the same crew. Components installed together fail together. If one supply line has gone, the others are the same age.
How to Shut Water Off Fast
Find these three things today, while nothing is wrong. Standing in an inch of water is not when you want to be learning your house.
- Fixture stops. Under each sink, behind each toilet. Fastest option when the leak is at one fixture.
- The main house shutoff. Usually where the supply enters the house, often in the garage near the water heater or on an exterior wall near the hose bibb on the street side. Turn it now to confirm it moves. A seized main is worth fixing before you need it.
- The curb stop at the meter. In a box near the sidewalk, with a valve that takes a meter key. Buy a meter key. They cost very little and they are the only tool that works when the main is seized.
If it is the water heater, close the cold inlet valve on top of the tank and kill the gas or the breaker. If it is a toilet supply, the stop behind the toilet is right there. Then get power off in any room with standing water before you walk through it.
After the Water Is Off
Move what you can. Take photos before you disturb anything. Pull up rugs, get furniture legs onto foil or blocks, and do not run a household fan across a soaked carpet and call it done. Water wicks into pad, subfloor, baseboards and the bottom plate of the wall, and mold can begin on wet organic material within 24 to 48 hours.
