Yes, Homes in the Desert Get Mold. Here Is Where It Actually Grows
The most common thing we hear on a mold call is some version of “I did not think that was possible out here.” It is a reasonable assumption. Outdoor humidity in the Phoenix metro sits very low for much of the year, and mold needs moisture. No moisture, no mold.
The problem is that mold does not live outdoors in your yard. It lives inside a wall cavity, under a shower pan, or beneath a slab, and the humidity in those spaces has nothing to do with what the weather app says. A wet wall cavity in Peoria in June is a wet wall cavity. The desert outside does not reach it.
This post is meant to be honest rather than alarming. Most mold in Arizona homes is small, localized and traceable to one specific water source. Find the source, and the mold problem usually solves itself. What follows is where it actually shows up.
Where Mold Actually Grows in Arizona Houses
Slab leaks
Most homes here are built on slabs with water lines running through or under the concrete. When a hot water line under the slab develops a pinhole, you get a continuous, low volume supply of warm water into the soil and the slab edge.
The tells are subtle. A warm spot on the floor. A hot water recirculation system that runs more than it used to. A water bill that climbed without explanation. Baseboards that feel soft in one spot, or flooring that lifts or cups along one wall. By the time you see visible growth on drywall, the leak has usually been going for a while.
Shower pans and tub surrounds
This is probably the single most common source of hidden mold in the region. A failed shower pan liner, a cracked grout line at the corner, or a gap where the tub meets the tile lets a small amount of water into the framing every single time somebody showers.
Small and daily beats big and once. A pan leak wets the same square foot of subfloor twice a day for two years. That is a perfect growth environment, and the bathroom itself often looks completely fine from inside.
AC condensate lines
Air conditioners pull a lot of moisture out of the air in July and August, and all of it goes down a small PVC condensate drain. Those lines clog with biofilm and dust. When they do, the pan overflows.
Where that water goes depends on where your air handler is. In a closet, it soaks the wall and the flooring at the base. In an attic, common in newer West Valley builds, it goes into the ceiling. A secondary drain pan with a float switch is supposed to catch this, and often the switch has failed or was never wired.
Evaporative coolers
Swamp coolers are, by design, an appliance that deliberately introduces moisture into the house. Run correctly with a window cracked, they are fine. Run with the house closed up, and you are raising indoor humidity substantially, which condenses in cooler spots like exterior wall cavities and closets on north walls.
Add a rusted pan or a bad roof curb seal and you have water coming in above the ceiling too. If you have a cooler, look at the pan and the roof seal every spring.
Water losses that were surface dried
This one causes the most trouble. A washing machine hose bursts. Somebody shop vacs the tile, runs a box fan for a day, the floor looks dry, and everyone moves on.
But water does not stay on the surface. It wicks into carpet pad, into the paper facing of drywall, under vinyl plank and cabinet toe kicks, into the bottom plate of the wall framing, and into insulation. Those materials hold moisture for weeks. Six months later there is a musty smell in a closet and nobody connects it to the hose.
Other sources worth knowing
- Refrigerator ice maker lines, which leak slowly behind an appliance nobody moves.
- Dishwasher supply and drain connections under the cabinet.
- Water heaters in interior closets that weep before they fail.
- Irrigation and pool fill lines running near the foundation.
- Roof leaks from monsoon storms that were never fully traced, which is a big part of why we push people to inspect ceilings after any significant storm damage.
How Fast It Starts
The industry figure is 24 to 48 hours for mold to begin establishing on wet organic material at normal room temperatures. That is not a marketing number, it is standard remediation guidance, and it holds in the desert as well as anywhere else because it describes conditions inside the material, not conditions outside the house.
Two clarifications, because this number gets misused.
First, 24 to 48 hours is when growth begins, not when you have a serious problem. A slightly damp area caught quickly and dried thoroughly usually ends there.
Second, the counter is running from the moment the material got wet, not from when you noticed. That is why a same day call matters more than most people think, and why the cases where it “seemed dry” end up being the expensive ones.
What a Homeowner Can Handle
Plenty. Not every spot of mold needs a company with containment barriers.
Generally reasonable to handle yourself:
- Surface mildew on shower tile, grout and caulk. That is a cleaning and ventilation issue.
- A small spot on a hard, non-porous surface, under roughly ten square feet, where you know the water source and have fixed it.
- Wiping down a window sill or a closet wall where condensation collected, then correcting the airflow problem.
Use detergent and water and physical scrubbing. Bleach is the reflex, but on porous materials like drywall or wood it mostly bleaches the color out while the water in it feeds the growth deeper. It looks clean and is not.
What a Homeowner Should Not Handle
- Anything larger than about ten square feet. That is the common threshold in remediation guidance for bringing in professionals with containment.
- Anything inside a wall, ceiling or under flooring. Opening a contaminated cavity without containment spreads spores through the whole house. This is the most common way a small problem becomes a big one.
- Anything involving sewage or a category three water source. Grey and black water contamination is a health issue independent of mold and needs proper sewage decontamination.
- Anything on HVAC components or inside ductwork. Your air handler will distribute it building wide.
- Anything where somebody in the home has asthma, an immune condition, or is very young or elderly.
- Anything after a fire, where firefighting water plus soot creates a combined problem that needs fire and smoke restoration handled together.
When to Get an Inspection
Get eyes on it when you have any of these:
- A persistent musty or earthy smell you cannot locate. Smell is a real signal. Microbial growth produces volatile compounds and people detect them well before anything is visible.
- A water event more than 48 hours ago that was never dried with meters.
- Visible growth larger than a dinner plate, or growth that keeps returning after cleaning.
- Warping, cupping or bubbling in flooring, or drywall that has gone soft near the floor.
- Unexplained warm spots on a slab floor, or a water bill that jumped with no change in use.
- Respiratory symptoms that improve when people leave the house and return when they come back.
- Buying a home, especially one that has been vacant or has any history of a water loss.
A visual inspection is non-invasive. Somebody walks the house with a moisture meter and usually a thermal camera, finds wet materials, and tells you whether there is anything to deal with. Sometimes the answer is that the drywall is dry and the smell is a dry P-trap in a guest bathroom. That is a good outcome and it is worth knowing.
Testing is a separate step from inspection. Air or surface sampling is useful when you need to document what is present, confirm a remediation was successful, or resolve a dispute. It is not always necessary. If you can see it and you know it is wet, the answer is to remove it and fix the water, not to spend money proving it exists. The Short Version
The desert climate makes mold less likely at the surface of your house and does nothing at all about the inside of a wall. Every mold problem is a water problem wearing a costume. Find the water, stop it, dry the materials properly all the way through, and the mold does not come back.
