What happens when you call

The first thing we do is ask what is happening and whether anyone is in danger. If there is standing water near electrical outlets, a gas smell, or structural sagging, we will tell you to leave the building and call the fire department first. Nothing in your house is worth more than you are.

After that, we get a location and dispatch a crew. Our target is boots on the ground within 45 minutes across the communities we cover, from Peoria and El Mirage out to Waddell and Vistancia. Distance and time of day affect that number honestly, and the outlying areas take longer than the ones close in. We will give you a real estimate on the phone rather than a comfortable one.

While the crew is on the way, the person on the phone can walk you through what to do in the meantime. Where the water shutoff usually is. Which items to lift off wet carpet. Whether to run your own fans, and when running them makes things worse.

What to have ready

None of this is required to get help. It just speeds things up if you have it handy.

• The address, plus a gate code or cross street if the property is hard to find
• What kind of damage you are dealing with and roughly when it started
• Whether the water is clean, gray, or from a sewage backup, because that changes the safety protocol
• Whether the source has been stopped or is still running
• Whether power is on in the affected area
• Your insurance carrier and policy number, if you plan to file a claim

If you do not know the answers, say so. Our technicians are IICRC certified and they will figure it out when they arrive. Guessing on the phone helps nobody.

The free visual inspection

Property owners get a free visual inspection. A technician walks the affected area, uses moisture meters and thermal imaging to find water you cannot see behind drywall and under flooring, checks for conditions that lead to mold, and documents what is there with photos and readings.

Then you get a plain explanation of what is wrong, what it will take to fix, and what it is likely to cost. You are not obligated to hire us at the end of it. Some inspections end with us telling people the damage is smaller than they feared and they can handle it themselves. That happens more than you would think, particularly with small leaks caught early.

The inspection matters most for problems that hide. A slow supply line leak, a roof that only shows itself in monsoon season, or a musty smell that turns out to need mold inspection and removal rather than air freshener.

Insurance

Most of the jobs we do are insurance claims. We document damage the way adjusters expect it, bill carriers directly where the policy allows, and can talk to your adjuster so you are not translating between two parties who use different vocabulary. Filing is your decision, not ours. For small losses the deductible sometimes exceeds the repair cost, and we will say so if that is the case.
