Two kinds of houses, one kind of problem
El Mirage has an original core that has been standing for decades, and it has subdivisions that filled in around it much later. The two age groups fail in different ways, and after enough calls you learn to guess which one you are walking into before you get out of the truck.
In the older part of town, the plumbing in the walls is often the plumbing that went in when the house was built. Galvanized supply lines narrow with scale until a pinhole opens. Cast iron drain lines crack at the hub. A lot of these homes have been repaired a piece at a time by different owners over the years, so you find a copper repair spliced into galvanized, a drain rerouted in one bathroom and left alone in the other, a water heater replaced but the same original angle stops feeding it.
Evaporative coolers are still working hard on a lot of those roofs. When the float sticks or the supply line to the cooler splits, water runs down through the roof deck and into the ceiling cavity. It can do that for hours with nothing showing but a faint gray ring on the drywall.
The newer subdivisions fail at the fittings instead. A braided washer hose, an icemaker line, a toilet supply, a shutoff under a vanity. Small parts. In a two story plan, one of them lets go upstairs at two in the morning and by sunrise the water has traveled down interior walls and is sitting in the ceiling below.
Water damage: getting ahead of it
What matters in the first hours is finding every place the water went, not just the place you can see. Water tracks under baseboard, wicks up drywall, runs along the top plate of a wall and comes out somewhere that looks unrelated. We meter the whole affected area, map the moisture line, and then decide what dries in place and what has to come out.
Our water damage crews extract standing water first, set containment where we need it, then place air movers and dehumidifiers sized to the actual cubic footage. We log moisture readings every day so there is a record of the material drying down rather than a guess. On slab homes, which most of these are, we pay close attention to where the water pooled at the slab edge and under cabinet kicks, because that is where it hides.
Mold, and why it shows up so fast here
People assume the dry Arizona air protects them. Inside a wet wall cavity, the air is not dry. Give a soaked piece of drywall a couple of warm days and you have growth.
If you are smelling something musty in a bathroom, a laundry area, or a room that had a leak someone thought was handled, that is worth looking at. We do mold inspection and removal starting with the moisture source, because removing growth without fixing what fed it just buys you a few months. Remediation is done under containment with negative air so spores do not ride the HVAC into the rest of the house.
Fire and smoke
Even a contained kitchen or garage fire leaves the whole house smelling like it. Smoke residue is acidic and it keeps working on metal, grout and finishes for as long as it sits there. Then there is the water the fire department used, which is its own restoration job layered on top.
Our fire and smoke damage work covers board up, soot and residue removal, contents cleaning, odor treatment and the rebuild conversation. We handle the water side at the same time, because in a fire loss the two are never separate.
Sewage backups
Older drain lines back up. Roots find a cracked clay or cast iron line, grease builds where the pipe has lost its smooth interior, and eventually a toilet or a shower drain becomes the lowest point in the system.
This is not a mop and bleach job. Sewage cleanup means removing contaminated porous material, cleaning and treating what stays, and drying the structure properly. Carpet and pad that took gray or black water do not get saved. We wear the right protection, contain the area, and dispose of material the way it is supposed to be disposed of.
Bigger losses and commercial buildings
Storm damage, a roof that opened up during a microburst, a line break that took out several units in a building. Those are disaster restoration jobs and they need more crew, more equipment and a plan for keeping part of the property usable while the rest dries. Why properties here take damage
- Hard, mineral heavy water. It scales the inside of water heaters, stiffens supply lines and eats angle stops. Most interior floods in this area start with a part that cost fifteen dollars.
- Monsoon storms, roughly July into September. Short, violent, and heavy. A microburst can lift roof material and push rain sideways under it.
- Hard packed desert soil that sheds water instead of soaking it up, so runoff moves fast and looks for the lowest door threshold it can find.
- Washes and drainage near the Agua Fria that run hard for a short time during a storm and then go dry again.
- Summer heat that bakes roof sealant, degrades plastic supply lines and shortens the life of anything on a roof.
- Flat and low slope roof sections that hold water at a low spot until it finds a seam.
What to do before we get there
- Shut off the water at the fixture stop if you can reach it, or at the main if you cannot.
- If water is anywhere near outlets, a panel or a ceiling light, kill power to that area and stay out of it.
- Take photos and a short video of everything before you move a thing.
- Lift furniture legs onto blocks or foil and pull small items off wet flooring.
- Do not run the air conditioning if you suspect sewage or smoke, since it will spread the problem.
- Call us and leave the rest alone.
