New houses do not fail the way old ones do

Vistancia sits at the far north end of Peoria, out along the Lake Pleasant corridor, and the housing there is young by valley standards. That changes what we get called for. Nobody is losing a house to fifty year old galvanized pipe. What fails in newer construction is a connection or an appliance.

The short list is consistent. Push connect and crimp fittings that were never fully seated before the wall closed. Angle stops run down hard at install and cracked later. Ice maker lines behind a refrigerator. Dishwasher supply and drain connections. Water heaters, which fail on their own timetable here because mineral heavy water scales a tank fast. And the one that turns a small problem into a large one, a heater set without a pan or with a pan that drains to nowhere.

Then there is the vertical part. Two and three story plans are common in newer master planned communities, and height is what makes these losses expensive. A supply line failing on a third floor does not stay there. It runs down interior wall cavities, soaks the second floor ceiling and the framing behind it, and often reaches the ground floor before anyone finds the shutoff.

Upstairs laundry rooms deserve their own warning. A washer hose that lets go on an upper floor with nobody home can put hundreds of gallons through the middle of a house.

Graded lots and where the water goes

Newer desert development involves a lot of earthmoving. Pads get cut into slopes, and the exposed ground is hard and compacted and absorbs very little. Landscape rock over it absorbs less.

When a monsoon cell drops rain fast, that water sheets off higher ground and follows the grade. Communities are engineered with drainage in mind and it generally works, but one blocked side yard, a settled patio or a gate track packed with debris can point a flow at a door threshold. Homes downhill from open desert take the brunt, and so do properties near a wash, since a dry wash carries fast water during a storm.

Getting the water out and the structure dry

We stop the source, extract, then find the real boundary of the wet area with moisture meters and thermal imaging. On a multi story loss that means checking the floors below the one you called about and the wall cavities in between.

What cannot be dried in place comes out under containment. The rest gets air movement and dehumidification sized to the volume, read daily until it hits dry standard. Our emergency water damage crews log those readings for every affected area, which is how you and your adjuster both know the job is genuinely finished instead of just looking finished.

Mold in a house that is only a few years old

Homeowners are surprised by this one, but age has nothing to do with it. Mold needs moisture, a food source and time, and paper faced drywall supplies the food. A pinhole at a fitting inside a wall, a shower pan that was not sealed right, a roof penetration that leaks a cup at a time, any of those can keep a cavity damp for a year in a house built last decade.

If a stain reappears after paint, if a closed up room smells earthy, or if an earlier water problem was dried with box fans, get a look at it. Our visual inspection is free, and if mold testing and remediation is warranted we contain, run negative air, remove what is affected, treat what remains and correct the source.

Fire and smoke

Fire calls run the usual range, cooking fires, garage and electrical faults, occasionally an outdoor fire that reaches a structure. In a tall floor plan, smoke does what water does but in the other direction. It rises through stairwells and open volumes and coats surfaces on floors that never saw a flame.

We secure and board the property, remove the water the fire department left, clean soot from structure and contents, treat odor at the source instead of masking it, and rebuild. Speed matters, because soot is acidic and starts marking finishes, appliances and glass within days.

Sewage backups

Newer sewer lines back up too. The cause is usually a blockage rather than a failed pipe, but what enters the house is the same category three water either way. It carries bacteria, wicks up drywall, and saturates carpet pad and cabinet bases beyond any hope of cleaning. Contaminated porous material is removed, the structure is disinfected and dried, and everything that leaves is documented. Keep people and pets out of those rooms until we finish.

Storms, and commercial buildings

Monsoon microbursts are why we staff for surge. Wind lifts roof material, rain follows immediately, and a neighborhood can produce a dozen losses in a night. When damage hits multiple systems or buildings at once we run it as a full disaster restoration project, tarping and stabilization first, reconstruction after.

  2. Turn off the breakers for any level where water is near wiring or fixtures.

  4. Photograph every affected level before you move furniture or pull up flooring.
  5. Get electronics, rugs and anything paper or fabric off wet floors.
  6. Do not walk under a bulging ceiling, and keep everyone off wet stairs.
