What decades of service life does to a house

Sun City homes have been standing for a long time, and most of them are single story on a concrete slab. Both of those facts shape every job we do here.

The plumbing is the first one. Supply lines, angle stops, shutoff valves and water heaters all have a service life, and in a house this age much of it has been quietly running past that mark. Hard water speeds it along. Scale builds inside the water heater tank, mineral deposits seize the little valve under the sink so it will not close when you need it to, and a braided supply hose that looks fine on the outside has been stiffening for years.

The single story slab layout is the second one. There is no second floor to catch water and no crawlspace to drain into. When a line lets go, the water goes flat and it goes fast. It runs down the hallway, under the walls at the base plate, and into three or four rooms before it ever slows down. A leak that would soak one bedroom in a two story house can touch half the floor plan here.

When nobody is home for the season

A lot of Sun City residents are away for months at a time. That is where the worst losses come from. A supply line fails in June, nobody is there, and the water runs until a neighbor notices something or the water bill arrives.

By then the drywall has wicked up two feet, the baseboards are gone, the cabinets have swollen at the toe kick and there is growth in the wall cavities. It is a bigger job than it needed to be, and none of it is the homeowner fault.

Water damage restoration

Speed is the whole game with a slab loss. Standing water gets extracted first, including what has moved under cabinets and into closets you would not think to check. Then we map the moisture line with meters and thermal imaging, because on a slab the wet area is almost always wider than the visible area.

Our water damage restoration process uses controlled drying rather than blanket demolition. Where flooring, drywall or cabinetry can be dried in place, we dry it. Where it cannot, we remove the minimum required and document why. Moisture readings get logged every day so you can see the numbers coming down.

Mold: finding it and taking it out properly

Mold does not need a flood. A slow drip under a kitchen sink or a toilet that has been seeping at the base for a season is plenty. In a closed up house during summer, growth can establish in a matter of days.

We start mold inspection and removal by finding the water, because there is always water. Remediation happens under containment with negative air machines so nothing spreads to the rest of the home. Affected porous material is bagged and removed, framing is cleaned and treated, and the cavity is dried before anything gets closed back up.

Fire, smoke and the smell that stays

Kitchen fires and electrical faults are the common ones. Even a small fire that the department knocked down in minutes leaves smoke residue through the house and water damage where they put it out.

Smoke residue is corrosive and it settles into fabric, grout, cabinet interiors and the HVAC system. Our fire and smoke restoration covers emergency board up, soot removal, contents cleaning, odor treatment and drying, so the house is not just clean but stops smelling like the fire.

Sewage backups and heavy sanitizing

Older drain lines take root intrusion and buildup, and eventually the lowest fixture in the house becomes the relief point. That water is contaminated and it needs to be treated that way. We remove affected porous materials, clean and disinfect hard surfaces, dry the structure and handle the air. If the situation calls for broader sanitization and disinfection, we do that as part of the same job.

Do these things first

  1. Turn off the water. The fixture shutoff if it turns, the main if it does not.
  2. If water is near outlets or the panel, shut power to that area and keep out of it.
  3. Take photos of everything before anything moves.
  4. Pick up rugs, papers, medications and anything on a low shelf.
  5. Do not try to move heavy wet furniture yourself. We will do it.
