Two kinds of houses in one city

Surprise grew quickly, and the housing stock shows it. Much of what we walk into was built in the last twenty five years, in large phases, with the same plumbing package repeated down an entire street. Then there is the original core of town, where the homes are genuinely older and their supply lines have been carrying hard water for decades. The two produce very different calls.

In a newer home, the cause is rarely corrosion. It is a connection. A fitting behind a laundry box that was never fully seated. The riser feeding an upstairs toilet. A water heater in a hall closet with no pan under it, or a pan whose drain line was never tied into anything. None of that announces itself. The first thing an owner notices is a stain on a downstairs ceiling or a run of baseboard that has gone soft.

Two story plans make it harder. Water leaving an upstairs bathroom does not fall straight down. It runs along the top plate, drops into a stud bay, and surfaces in a room on the far side of the house. We meter the whole travel path, because drying the ceiling under the wet spot leaves a wall cavity closed up wet.

Newer lots also have young grading. Cut and filled desert soil under landscape rock absorbs very little. During a heavy monsoon cell, runoff takes whatever path the grade offers it. If that path runs down a side yard toward a patio slab sitting close to the door threshold, water is inside before anybody finds a sandbag.

The older core gives us the opposite problem. Angle stops that will not close. Galvanized and early plastic lines that have been through thirty summers. Evaporative coolers still running on roofs, with pans and lines that fail quietly and drain into a ceiling for days before anyone looks up.

Water damage restoration

Most of our Surprise calls start as water. Supply line breaks, water heater failures, refrigerator lines, dishwasher hoses, roof leaks after a storm. The first hour counts, because clean water stops being clean once it sits in flooring and drywall.

We stop the source, then we meter. Moisture meters and thermal imaging show where the water actually went, which is almost always further than the damage you can see. We remove material that will not dry in place, set containment where it is needed, and place air movers and dehumidifiers sized to the affected volume. Then we come back daily and record readings until the structure reaches dry standard. Our water damage crews keep those logs because they are what proves the job was actually finished, to you and to the adjuster.

Mold removal and inspection

Arizona is dry, so owners assume mold is somebody else problem. Inside a wet wall cavity, the humidity is not desert humidity. Growth can start within a couple of days, and a slow leak behind a shower pan can feed it for months.

We do a free visual inspection first. A musty odor, buckled baseboard, or staining that keeps returning after fresh paint is worth a look. When removal is warranted, we build containment and run negative air so spores are not carried through the rest of the house, take out affected material, treat what stays, and correct the moisture source. Skipping that last step is the reason mold remediation sometimes has to be done twice.

Fire and smoke

Fire damage is rarely limited to what burned. Smoke moves through returns and framing gaps and settles into contents in rooms that never saw flame. Soot is acidic. It keeps etching metal, glass and finished surfaces the whole time it sits, so the sooner it comes off, the less is lost for good.

Our fire and smoke work covers board up, removing the water the fire department left, soot and odor treatment, contents cleaning, and rebuilding the affected areas. We also handle the smaller versions, kitchen fires and furnace puffbacks, which leave a whole house smelling burned without doing much structural harm.

Sewage backups

A backed up main line is a health problem, not a cleaning problem. Category three water carries bacteria into carpet pad, the bottom edge of drywall and the space under cabinet toe kicks, and none of that is saved by mopping. We do sewage backup cleanup in protective equipment, remove contaminated porous material, disinfect the structure, dry it out, and document everything that left the building.

Storms, and buildings that are not houses

Monsoon storms produce the large losses. A microburst can peel roof material off in under a minute and the rain arrives with it. We tarp, extract and dry, and when the damage covers more than one building we scale the crew up. Commercial property runs on a different clock, because every hour closed costs money, so we work in shifts and stage equipment to keep part of the building open where we can. Why properties here take damage

What to do before we get there

  1. Shut the water off at the main if the source is plumbing. Find that valve now, not during the emergency.
  2. Kill power to the affected rooms at the breaker. Do not stand in water to do it.
  3. Call us, so a crew is rolling while you handle everything else.
  4. Photograph the damage before you move anything. Wide shots and close ups.
  5. Lift what you can. Furniture legs onto foil or blocks, rugs off wet flooring.
  6. Stay out of any room with sewage or sagging ceiling drywall.

From the first visit we build the file the adjuster is going to ask for: photographs, an itemized scope written in the estimating format carriers use, and daily moisture readings from every affected area.
