Houses in the failure age band
Sun City West homes are newer than the original Sun City housing stock, but that only means the failures started a little later. They have started.
There is a stretch in a home life where several components hit the end of their service life within a few years of one another. That is a detail worth knowing before you need it, because a stop that will not close means running to the main while the water is still coming.
Most of these homes are single story on slab, which means a leak spreads laterally instead of dropping through a floor. It travels under walls at the base plate and gets into rooms that look completely dry from the doorway. We meter the whole area, not the wet part you can see.
Empty houses and long running leaks
Seasonal residents lose more square footage than year round residents, and the reason is simple arithmetic. A leak that runs for ninety minutes wets a room. A leak that runs for six weeks in a closed up house wets the structure, saturates insulation, swells cabinetry and gives mold everything it needs.

Water damage work
