An established community, and what that means for us

Westbrook Village is a settled residential community in Peoria built around a golf setting, and many of the people living there are retired or semi retired. That combination shapes almost every job we do there.

The first factor is the age of the housing. In an established community, the original mechanical parts have long since passed the point where anyone should expect them to keep working. Water heaters, angle stops, hose bibs, toilet fill valves, dishwasher and refrigerator connections. Hard mineral rich water works on all of it continuously, and it takes years off the life a manufacturer would quote you.

The second is that plenty of homes sit empty for part of the year. Seasonal residents close up in spring and come back in fall, and a supply line that fails in June has until October to do its work. We have opened doors on houses where drywall had gone soft to knee height and mold covered the back of a cabinet run. The failure itself was ordinary. What was not ordinary was how long it ran.

In communities laid out around turf and landscaping, irrigation runs on a schedule whether anyone is home or not. A broken lateral or a stuck valve near a structure can put water against a foundation for hours without ever looking dramatic from the street. If you see ground that stays dark, a stucco base that keeps efflorescing, or one room whose floor feels cooler than the rest, get it looked at.

Storm runoff behaves the same way. Hard packed desert soil sheds water instead of taking it in, and turf that is already saturated cannot absorb a monsoon downpour either. The water follows the grade, which sometimes points at a patio or a side yard door.

Water damage, start to dry

We begin at the source, then map how far the water traveled with meters and thermal imaging before we touch anything. In slab on grade homes water spreads sideways and hides under flooring, so the visible wet area is only ever part of the story.

Then we pull what will not dry in place, set containment to protect the rest of the home, and place drying equipment sized to the space rather than to the size of the truck. We return every day, take readings, adjust, and keep going until the numbers say the structure is dry. Bacteria go into carpet pad, drywall and subfloor, and porous material that has taken on category three water is removed rather than cleaned.
